Main Street, the mountain and the river
Beacon became a city in 1913, joining the villages of Matteawan and Fishkill Landing and a small part of Glenham. Its name comes from the signal fires once lit on the 1,540-foot mountain behind it. The city had 13,769 residents at the 2020 Census. It sits on the Hudson at the southwest corner of Dutchess County, across the river from Newburgh.
Fishkill Creek once powered the mills that made Matteawan a factory town. Today, Main Street runs through the city from near the riverfront toward the foot of Mount Beacon, lined with shops and older storefront buildings. Dia Beacon, the art museum, fills a former Nabisco printing plant near the riverfront.
Beacon station is on Metro-North's Hudson Line to Grand Central. The Newburgh-Beacon Bridge carries I-84 across the river to Orange County.
Homes in Beacon
What sellers should know
Beacon has a mix of 19th-century houses near Main Street, modest mill-era homes, mid-century houses on the hillsides, and newer apartment and condo buildings. Some properties fall in the city's Historic District and Landmark Overlay Zone, where some changes need extra review, and the zoning code also protects scenic views. Sellers of older homes should gather permits and certificates of occupancy, since additions and converted units draw questions.
Check the overlay zone
If your home is in the Historic District and Landmark Overlay Zone, buyers planning changes will ask what review applies. Know before you list.
Name the walk to the train
Distance to Beacon station matters to Hudson Line commuters. Put the walk or drive time in plain words.
Register any short-term rental
Beacon issues short-term rental permits and keeps a list of active ones. If you've rented, make sure yours is on file before you market the income.
Show the views honestly
Mountain and river views sell homes here. Photograph them, but don't promise views a future building could block.

Selling a home in Beacon: questions
Does Beacon allow short-term rentals?
The city requires a short-term rental permit, and the Building Department handles the application. Check the current rules before you tell buyers a home can be rented short-term.
Who do I talk to about my assessment?
Beacon is a city, so it has its own assessment process and Board of Assessment Review, separate from the surrounding Town of Fishkill. You can see your parcel on Dutchess County's ParcelAccess map.
I want to add a unit or an addition before selling. Where do I start?
With the Beacon Building Department and the zoning code (Chapter 223). New construction, enlargements and alterations need a permit.
