Sell your Brooklyn home with a local broker
From pricing to closing: a clear plan, honest pricing based on real sales, and a broker who knows southern Brooklyn's houses, co-ops and condos.
How selling with us works
- Price it right. We pull recorded sales of comparable homes nearby and walk you through a realistic range. Overpricing is the most common reason Brooklyn homes sit.
- Prepare. What to fix, what to leave, decluttering, and for 2–3 family houses, organizing leases, rent rolls and certificates of occupancy buyers will ask about.
- Market. Photos, floor plan, MLS listing and syndication to major home search sites, plus our own buyer and agent network.
- Show and negotiate. We handle showings and open houses, qualify buyers, and negotiate price, terms and timing in writing.
- Contract to closing. We work with your real estate attorney (New York sales are closed by attorneys), the buyer's lender and appraiser, and for co-ops, the board package.
Costs to plan for
- Broker commission: commissions are negotiable and are agreed in writing before we list.
- Transfer taxes: New York City and New York State real property transfer taxes are usually paid by the seller.
- Your attorney's fee, payoff of your mortgage and any liens, and for co-ops, possible flip taxes or fees set by the building.
We will give you a net sheet estimate so you know roughly what you walk away with. Your attorney and accountant confirm the final numbers.
