Sell with us

A careful sale, from first price to closing.

Senator Realty Estates Inc. is a licensed New York real estate broker based in Brooklyn. Here is exactly how we work.

Start with a free home value

What we do for you

Six things done well

Pricing on evidence

Recent comparable sales, active competition, and an honest read of your home’s condition. You see the numbers we see.

Preparation

A short list of repairs and touches that matter to buyers, and the ones that don’t. Referrals to cleaners, painters and contractors when you want them.

Presentation

Professional photographs, a clear floor plan where it helps, and a written description that tells the home’s story honestly.

Exposure

Your listing in front of buyers and their agents through the multiple listing service and major real estate sites, plus our own network.

Showings & offers

We schedule and attend showings, qualify buyers, and put every offer in writing so you can compare terms, not just prices.

Through to closing

We work with your attorney, the buyer’s lender, the appraiser and, for co-ops and condos, the board or managing agent until the deal closes.

Straight answers

What we won’t do

We won’t promise a price to win your listing, and we won’t pressure you to sign.

A number that is too high costs you time on the market and usually a price cut later. We’d rather give you a realistic range and a plan to beat it. You decide whether and when to list.

  1. 01

    Tell us about your home

Address, size and your timing. Two minutes, no account needed.

  2. 02

    We study real sales nearby

A licensed agent compares recent sales and current competition near you — not an automated guess.

  3. 03

    Talk it through, no pressure

You get a realistic price range and a plan. Whether you list with us is entirely your call.

Free · No obligation

Let’s talk about your home

Tell us a little about the property. A licensed agent will review recent comparable sales and call you with a realistic range and next steps.

Price on real sales

Recent nearby sales and active competition set the price buyers will pay — not the highest number you hear.

Fix what buyers notice

Small repairs, light and a clean, uncluttered home usually matter more than a big renovation.

Get your papers ready

Deed, survey, permits and certificate of occupancy; co-op or condo documents; well and septic records outside the city.

Plan your timing

Think about where you’ll go next, and whether you need to sell before you buy.

Get your free home value review

A licensed agent looks at recent sales near your home and calls you with a realistic price range. Free, no obligation.

We never sell your information. A request is not a listing agreement.

Selling with Senator Realty

What does it cost to sell with you?

Commission is negotiable and is set out in a written listing agreement before we start. There is no cost for the home value review or the first conversation.

Do I need a lawyer to sell in New York?

In the New York City area and much of the Hudson Valley it is customary for each side to have a real estate attorney draft and review the contract. We work alongside your attorney; we don’t give legal advice.

What will you ask me to sign?

New York requires brokers to give you an agency disclosure form at the first substantive contact explaining whom we represent. If you list with us, we sign a written listing agreement that spells out the commission, the term and the services.

Can you help if my home needs work or I’m behind on payments?

Yes. We can price a home as-is, talk through repairs worth doing, and explain options before a foreclosure auction. We are a broker, not a lender or a lawyer, so we’ll tell you when you need one.
