Common projects we help with
A new house on your lot
You own land and want a home on it — full-time or weekend.
A second home or ADU
A cottage, in-law unit or second dwelling behind your house, where zoning allows.
Knock down & rebuild
Replace an outdated or damaged house with a new one on the same lot.
An addition or expansion
More bedrooms, a second story, a bigger kitchen.
Two-family or multi-family
Build for rental income where the zoning permits it.
Sell the land instead
Sometimes the best move is selling the lot — we price land on what can be built.

How we help
Real estate first, then construction
Senator Realty Estates Inc. is a licensed New York real estate broker. We help you understand your lot’s value as it is and with a new home on it, find buildable land if you don’t have it yet, and sell a lot or a teardown when that’s the better move.
Our affiliated company, Abramovich Builders, holds New York City Home Improvement Contractor license #2098869-DCA. In the city we can talk construction directly; outside NYC we’ll tell you plainly whether we can take your project on or point you to the right local professionals.

Building on your land: common questions
Can I build a second house or ADU on my property in New York?
It depends on your town or city’s zoning. Many New York towns limit the number of dwellings per lot; some allow accessory dwelling units under conditions. Check your local zoning code, or ask us to look it up for your address.
What do I need before building on my land?
Typically a survey, a zoning check (permitted uses, lot size, setbacks, height), access and utilities — public water and sewer, or a well and septic system approved by the county health department — and a building permit from your town, village or city.
Is it better to build or to sell the land?
It depends on what the land allows, what building would cost, and what the finished home would be worth. We can price the lot as it is and help you weigh it against building.
