About The Bronx

The Grand Concourse, Riverdale and City Island

The Bronx is Bronx County, with 1,472,654 residents in the 2020 Census, and it is the only borough on the mainland. Subway lines run north through the borough, and Metro-North stations on the Hudson and Harlem lines give some neighborhoods a direct ride to Grand Central. It is home to the New York Botanical Garden, the Bronx Zoo and Pelham Bay Park on Long Island Sound.

The Grand Concourse Historic District protects a stretch of Art Deco and other apartment buildings along the boulevard. In the northwest, the Riverdale ridge of Riverdale, Spuyten Duyvil and Fieldston is covered by the Special Natural Area District, which the Zoning Resolution describes as steep slopes, rock outcrops and mature trees. City Island in Long Island Sound has its own Special City Island District.

Homes in The Bronx

What sellers should know

Housing ranges from large apartment co-ops and condos to attached two- and three-family houses and detached homes in places like Riverdale, Throgs Neck, Country Club and City Island. Some co-ops are Mitchell-Lama developments, where apartments are sold through each development's waiting list instead of on the open market. In Bronx Community District 10, lower-density zones fall under the city's Lower Density Growth Management Area rules.

Check if your co-op is Mitchell-Lama

Mitchell-Lama apartments are sold through the development's own waiting list, under program rules. Know which kind of co-op you own before you plan a sale.

Look up special zoning

ZoLa shows whether your lot is in the Special Natural Area District, the Special City Island District or a lower-density growth area. Buyers who want to build will ask.

Note the rail options

If you are near a Metro-North station on the Hudson or Harlem line, say so. It is a real advantage for Manhattan commuters.

Check shoreline flood zones

Homes near Long Island Sound, the East River or the Bronx River can be in flood zones. Look up your address on FloodHelpNY.

For landowners

Building on your land in The Bronx

In the Bronx, the NYC Department of Buildings issues permits, and ZoLa shows each lot's zoning. Parts of Riverdale are in the Special Natural Area District, City Island has its own special district, and lower-density zones in Community District 10 follow Lower Density Growth Management Area rules. Since December 2024, one- and two-family homes can add one ancillary dwelling unit, with limits in historic districts and flood areas.

Selling a home in The Bronx: questions

Can I sell a Mitchell-Lama co-op like a regular co-op?

No. HPD explains that Mitchell-Lama apartments are sold or rented through waiting lists kept by each development. Check your development's rules before you plan a sale.

What transfer taxes apply in the Bronx?

The same as the rest of New York City: the Real Property Transfer Tax is 1% up to $500,000 and 1.425% above for homes, condos and co-ops, and New York State's transfer tax is normally paid by the seller.

Can I build on my lot in Riverdale?

Lots in the Special Natural Area District have extra rules to protect slopes, rock outcrops and trees, and some work needs City Planning review. An architect can tell you what applies to your lot.
