Selling a home in Dyker Heights
Dyker Heights has more detached houses than most of Brooklyn, and its homes deserve pricing that reflects the lot, not just the square feet.

Detached houses on the hill above Dyker Beach
Dyker Heights rises on high ground between Bay Ridge and Bensonhurst, with the Dyker Beach Golf Course and Dyker Beach Park along its southern edge. Many streets are lined with detached one- and two-family houses with driveways and side yards, a rare thing in Brooklyn. Thirteenth Avenue and Eleventh Avenue carry the local shops. Fort Hamilton and the Brooklyn end of the Verrazzano-Narrows Bridge are just to the southwest.
The neighborhood is best known across the city for its December holiday light displays, which draw visitors to the blocks around 84th Street. For daily travel, residents use the D train along New Utrecht Avenue and 86th Street on the eastern side, the R train in neighboring Bay Ridge, local buses, and express buses to Manhattan. The Gowanus Expressway and the Verrazzano-Narrows Bridge are a short drive away.

What sellers should know
Expect detached brick and frame houses, semi-detached two-family homes, and attached row houses toward the edges, plus small apartment buildings on the avenues. Lot size, driveway and garage space, and whether a house is legally one-family or two-family move value more here than in denser parts of Brooklyn. Some houses have finished basements; a buyer will ask whether that space is legal, so know what the certificate of occupancy says before you list.
Show the lot, not just the house
Width, depth, driveway and garage are big selling points in Dyker Heights. Have your survey ready so buyers can see exactly what they get.
Be clear about the basement
If the basement is finished, say how it is legally classified. Buyers and lenders compare the listing to the Department of Buildings record.
Plan showings around the holidays
December light displays bring heavy traffic to some blocks. If you list in winter, schedule showings so buyers can park and see the house calmly.
Check zoning before promising expansion
Buyers may ask about adding a floor or an extension. ZoLa shows your lot's zoning district, and an architect can confirm what is allowed.

Selling a home in Dyker Heights: questions
Can a buyer add an accessory unit to a Dyker Heights house?
Since the City of Yes zoning changes and Local Laws 126 and 127 of 2024, one- and two-family homes can add one ancillary dwelling unit, up to 800 square feet of floor area, with some area and flood-zone exceptions. The owner must live on the lot when the unit is first occupied. The Department of Buildings has the details.
How is my property tax set?
Most one- to three-family houses are Tax Class 1. The Department of Finance sends a Notice of Property Value each year, and you can challenge it with the NYC Tax Commission by March 15 for Class 1 properties.
Where do I find permits and violations for my house?
The Department of Buildings keeps permits, violations and certificates of occupancy. Clearing open violations before you list avoids delays at closing.
