Nine villages on one North Shore peninsula
Great Neck is not one municipality. It is a peninsula in the Town of North Hempstead made up of nine incorporated villages, Great Neck, Great Neck Estates, Great Neck Plaza, Kensington, Kings Point, Lake Success, Russell Gardens, Saddle Rock and Thomaston, plus several unincorporated areas. Each village has its own mayor and board of trustees and writes its own zoning code. In the 2020 Census the Village of Great Neck had 11,145 residents and Great Neck Plaza had 7,482.
The Village of Great Neck says the area was almost all farm and orchard from its settlement in the 1660s into the 19th century, with large estates assembled from the 1870s. Middle Neck Road is the spine of the peninsula. Great Neck station, on the LIRR Port Washington Branch, sits in Great Neck Plaza, the village with the busiest downtown. Kings Point, at the northern tip, is home to the US Merchant Marine Academy.

What sellers should know
The peninsula mixes single-family houses on the residential streets of the northern villages with apartment buildings around the train station. Great Neck Plaza says its apartments date from the early 1900s to the 1980s and that many are now condos or co-ops. If you sell a co-op, the board's application and interview set the pace, so a complete financial package matters. If you sell a house, have the village's permits and certificates of occupancy in order.
Confirm which village you are in
A Great Neck mailing address can mean any of nine villages or an unincorporated area. Your village decides permits, zoning and any village tax, so confirm it first.
Prepare the co-op board package
Many Great Neck Plaza apartments are co-ops. Get the board's purchase application and house rules early so a buyer can file fast.
Pull the village building file
The Village of Great Neck Building Department issues permits and certificates of occupancy and inspects work. Other villages run their own departments, so ask the right one for your file.
Point buyers to the Port Washington line
Great Neck station is the first Nassau stop on the Port Washington Branch. Say how far your door is from it, or from Middle Neck Road's shops.

Selling a home in Great Neck: questions
Do I pay village taxes in Great Neck?
Most likely, if your home is in one of the nine villages. The Village of Great Neck, for example, publishes its own assessment roll. County, town and school taxes rest on Nassau County's assessment, and the Town of North Hempstead reminds owners that grievances are filed with the county's Assessment Review Commission between early January and March 1.
Can a buyer add a second story to my house?
That depends on the village's zoning code. The Village of Great Neck's zoning is Chapter 575 of its code, and each of the other villages has its own. A buyer's architect will check floor-area and height limits with the village building department.
What does selling a co-op in Great Neck Plaza involve?
The buyer signs a contract, applies to the co-op board with financial documents and usually has an interview. The board's approval is required before closing. Building rules on financing and sublets also affect which buyers qualify, so share them early.
