About New Paltz

Huguenot Street, the Wallkill and the Gunks

New Paltz is a town and, inside it, a village. The Town of New Paltz had 14,407 residents at the 2020 Census, and that count includes the Village of New Paltz, with 7,324. The village is home to SUNY New Paltz and a walkable Main Street.

Huguenot families received the patent for this land in September 1677, and their stone houses still stand along Historic Huguenot Street by the Wallkill River. To the west rises the Shawangunk Ridge, with the Mohonk Preserve. The Wallkill Valley Rail Trail runs through the town, and the Thruway's New Paltz exit makes the drive south straightforward.

Local government may change soon: a question on the November 2026 ballot asks whether to consolidate the village into the town. Check the village's consolidation page for the outcome.

What sellers should know

The village has older houses, student rentals, and apartment buildings on village water and sewer. Outside the village, the town has farmhouses, contemporaries and newer homes on larger lots, many with wells and septic, and some with ridge views. Low-lying land near the Wallkill River can flood. Since February 1, 2021, sales in both town and village have carried a New Paltz transfer tax, filed with the deed at the Ulster County Clerk.

Plan for the local transfer tax

New Paltz has its own transfer tax under Town Local Law 5 of 2020, with a form filed when the deed is recorded. Ask your attorney how it applies to your sale.

Register village rentals

The village requires rental property registration and inspection. If you're selling a rental, have your registration and inspection records ready.

Check the flood map

If your land is near the Wallkill, look up the FEMA flood map before listing. Buyers and lenders will.

Watch the consolidation vote

If voters approve consolidating the village into the town, zoning and permits may shift over time. We'll keep up with which office handles what.

Selling a home in New Paltz: questions

Is there a transfer tax in New Paltz?

Yes. Since February 1, 2021, conveyances in the Town or Village of New Paltz need a New Paltz transfer tax form when the deed is recorded with the Ulster County Clerk, and any tax due is paid then.

I own a rental in the village. What do buyers need?

The village runs a rental property registration and inspection program and keeps a list of registered rental properties. Buyers will want current registration, leases and inspection records.

What happens if the village and town consolidate?

The village would be dissolved and absorbed by the town. Village zoning and services would be handled under the new setup over time, so check with the town and village about anything you're planning.
