A Main Street village on the Great South Bay
Patchogue is an incorporated village in the Town of Brookhaven on the north shore of the Great South Bay. It had 12,408 residents in the 2020 Census. The Patchogue River runs through the village to the bay, and the Patchogue Theatre for the Performing Arts on East Main Street anchors a walkable downtown of shops and restaurants. The village handles its own permits, rental rules and village taxes, while the Town of Brookhaven assesses for town, county and school taxes.
The village is a gateway to Fire Island. The National Park Service's Patchogue-Watch Hill Ferry Terminal is at 150 West Avenue, with seasonal boats across the bay to Watch Hill, and ferries also run to Davis Park. Patchogue station is on the LIRR Montauk Branch, so the village works for buyers who commute west or head to the East End.
Homes in Patchogue
What sellers should know
Patchogue mixes older single-family houses on village side streets, homes near the river and bay, two-family houses and apartment buildings near Main Street. Some houses carry a rental unit, and the village regulates rentals closely. Homes close to the bay and river can sit in flood zones, so buyers may need flood insurance. Have your certificate of occupancy, any rental permit and your flood information ready.
Get your rental permit current first
Village Code Chapter 336 makes it unlawful for a broker to list or show a house with a rental unit for sale unless a current village rental occupancy permit is in force. Renew it before you list.
Have both tax bills ready
The village has its own assessor and tax roll, with village taxes due by July 1. Town, county and school taxes come from the Town of Brookhaven assessment, so buyers see two bills.
Check flood maps near the water
Streets near the river and the bay can fall in FEMA flood zones. Look up your address on the FEMA Flood Map Service Center before buyers ask.
Sell the location
Tell buyers how far you are from Main Street, the LIRR station and the Fire Island ferry docks. In Patchogue those walks are part of the value.

Selling a home in Patchogue: questions
When is grievance day for Patchogue village taxes?
The village holds its own Grievance Day each February; in 2026 it was Wednesday, February 17, from 5 to 8 pm. Grievances on the Town of Brookhaven assessment follow the Suffolk town schedule, the third Tuesday in May.
I rent out part of my house. Does that affect the sale?
Yes. Patchogue requires rental occupancy permits for rental units, and its code bars brokers from listing a home with a rental unit unless a current permit is in force. Renew the permit and keep the inspection record for buyers.
Who handles building permits in the village?
The Village of Patchogue Building Department approves construction and alterations within village boundaries and checks work against the State codes and the village zoning code. Close any open permits before you go to contract.
