Questions & answers

Commercial loan FAQ

Straight answers about how we arrange commercial loan financing in New York.

Are you a lender?

No. We are a licensed New York real estate broker. We take your deal to banks and private lenders in our network that fit it. The lender makes the loan and decides whether to approve it.

What kinds of loans do you arrange?

Commercial and business-purpose loans only: bridge, multifamily (5+ units), mixed-use, retail and office, construction and fix & flip, and SBA 7(a) and 504 for owner-occupied business property.

Do you do home mortgages?

No. We do not arrange residential mortgage loans on owner-occupied 1–4 family homes. If you are buying a home to live in, a residential mortgage lender or mortgage broker is the right call.

Where do you work?

New York only: New York City, Long Island and Upstate New York.

How many lenders do you work with?

Our network includes more than 25 banks and private lenders. Which ones see your deal depends on the property type, the loan size and your timeline.

What does it cost to ask?

Sending us your deal and talking it through is free and puts you under no obligation. If there is a fee for arranging the loan, we explain it and agree it with you in writing before any work begins.

Will you pull my credit?

Not to give you a first read on your deal. Lenders run their own checks when you formally apply with them.

How long does it take?

It depends on the lender and the loan. Bank and SBA loans usually take longer than bridge or private loans. Tell us your closing date up front and we will focus on lenders who can meet it.

What should I have ready?

The property address, the price or contract, the loan amount you need, and, for income property, a rent roll and recent operating statements. See what lenders usually ask for.

Can you also help me buy or sell the building?

Yes. Senator Realty Estates Inc. also sells commercial and investment property, so we understand the deal from both sides.
