About Rhinebeck

A historic village inside a river town

Rhinebeck is both a town and a village. The Town of Rhinebeck had 7,596 residents at the 2020 Census, and that count includes the Village of Rhinebeck, with 2,697. Village and town each have their own boards, zoning and building departments, so where your home sits decides which rules apply.

The village's historic district was first listed on the National Register in 1979 and expanded on January 15, 2021. On the river, the hamlet of Rhinecliff has the Amtrak station, and the Kingston-Rhinecliff Bridge crosses to Ulster County. Each October the Dutchess County Fairgrounds in Rhinebeck hosts the New York State Sheep and Wool Festival.

Homes in Rhinebeck

What sellers should know

In the village, homes are mostly older houses on walkable streets with village water and sewer, and many sit in the Historic District Overlay. Outside the village, the town has farmhouses, newer homes on acreage and estates near the river, most on private wells and septic. Village sellers should expect buyers to ask about historic review. Town sellers should have well and septic records ready.

Know if you're in the overlay

In the village's Historic District Overlay, new construction and major exterior changes go to the Village Planning Board under Chapter 120-39. Buyers with plans will ask.

Village or town?

A Rhinebeck address can be in either. Village homes usually have municipal water and sewer; town homes usually don't. Say which in the listing.

Have well and septic records

For homes outside the village, a recent water test and septic pump-out record answer the first questions most buyers ask.

Check your STR paperwork

The Town of Rhinebeck has a short-term rental application. If you've rented, confirm you're registered before marketing the income.

Selling a home in Rhinebeck: questions

Can I tear down or add on to a house in the Rhinebeck historic district?

The village protects its historic district with Chapter 64 and the Historic District Overlay in its zoning code. New construction and major exterior changes get closer review by the Village Planning Board, and demolition of contributing buildings is discouraged.

Who assesses my property?

The Town of Rhinebeck Assessor's office covers the town, including the village. Your parcel is also on Dutchess County's ParcelAccess map.

Is the village on public water and sewer?

Yes, the Village of Rhinebeck runs its own water and wastewater departments. Most homes outside the village rely on private wells and septic.
