Esopus Creek, the lighthouse and the bluestone hamlets
Saugerties is a town and a village. The Town of Saugerties had 19,038 residents at the 2020 Census, and that count includes the Village of Saugerties, with 3,899. Along with the village, the town takes in hamlets such as Malden-on-Hudson, West Camp, Glasco, Quarryville and Veteran.
The village grew in the 1820s, when Henry Barclay built water-powered mills on the Esopus Creek. Where the creek meets the Hudson, the Saugerties Lighthouse has stood since 1869. Inland, bluestone was quarried in the 1800s, and Opus 40, Harvey Fite's bluestone earthwork, rises from an old quarry. The Woodstock '94 festival was held at Winston Farm in Saugerties. The Thruway's Saugerties exit links the town north and south.

What sellers should know
The village has 19th-century houses and storefront buildings near the creek, on village water and sewer. Out in the town, expect riverfront and river-view homes near Malden and Glasco, farmhouses, ranches and newer houses on larger lots, many with private wells and septic. Sellers near the Hudson or the Esopus should check flood maps, and anyone who has rented short-term should know the town's permit rules.
Know the STR permit doesn't transfer
In the Town of Saugerties, a short-term rental permit can't be passed to a buyer. The new owner has to apply for their own, so don't market rental income as automatic.
Check flood maps near the water
Homes by the Hudson or the Esopus Creek should be checked on the FEMA flood map before listing. Buyers' lenders will check.
Say village or hamlet
Village homes have municipal water and sewer; many town homes don't. Name your village street or hamlet in the listing.
Have well and septic records
Outside the village, buyers will ask for a recent well test and septic pumping records.

Selling a home in Saugerties: questions
Can a buyer keep running my Airbnb?
Not on your permit. Under Chapter 194 of the town code, a short-term rental permit isn't transferable, and the new owner must apply for a new one. The rules also treat primary and non-primary residences differently, and each rental needs a yearly fire and safety inspection.
Who assesses my property?
The Town of Saugerties Assessor, and grievances go to the town's Board of Assessment Review. Deeds are recorded with the Ulster County Clerk.
Is the village handled differently from the town?
Yes. The Village of Saugerties has its own code enforcement, building and zoning office and its own code. Homes outside the village go through the Town Building Department.
