About Williamsburg

The waterfront, the bridge and the L train

Williamsburg runs along the East River in north Brooklyn, between Greenpoint and the Navy Yard area. The Williamsburg Bridge, the longest suspension bridge in the world when it opened in 1903, links it to Manhattan's Lower East Side. Domino Park on the waterfront and McCarren Park on the Greenpoint border are its best-known open spaces, and Bedford Avenue is the best-known commercial street.

Getting to Manhattan is quick. The L stops at Bedford Avenue, Lorimer Street, Graham Avenue and Grand Street, the J, M and Z stop at Marcy Avenue, and the G runs north-south with stops at Metropolitan Avenue and Broadway. NYC Ferry's East River route serves North Williamsburg and South Williamsburg landings.

What sellers should know

Williamsburg has high-rise and mid-rise condo buildings on the waterfront, loft conversions in former industrial buildings, wood-frame and brick row houses, and walk-up apartment buildings. Many newer condos were built with a property tax abatement that phases out over time, so buyers will want to see its schedule. Condo sellers should have the offering plan, financials and common-charge history ready. Townhouse sellers should confirm the legal unit count.

Show the tax abatement schedule

If your condo has an abatement, pull its end date and phase-out from Department of Finance records. Buyers will budget around it.

Assemble the condo documents

Buyers' attorneys review the offering plan, building financials and board minutes. Having them on hand shortens the contract stage.

Name your train and ferry

Say exactly which L, J, M, Z or G station is closest and how far the ferry landing is. Commute time is a top search filter here.

Confirm the C of O for frame houses

Older frame houses are often used as two or three units. Make sure the certificate of occupancy matches before a buyer's lender looks.

Selling a home in Williamsburg: questions

Does the transfer tax apply to a condo or co-op sale?

Yes. New York City's Real Property Transfer Tax covers individual condo units and co-op shares as well as one- to three-family houses: 1% of the price up to $500,000 and 1.425% above. The state adds its own transfer tax.

How do buyers check a building's history?

Deeds and recorded documents are on ACRIS. Permits and violations are with the Department of Buildings, and for rental buildings, HPDONLINE shows housing code complaints and violations.

Are waterfront buildings in a flood zone?

Some blocks near the East River are mapped as flood-prone. Look up your building on the NYC Flood Hazard Mapper or FEMA's flood map so you know what buyers' lenders will see.
