About Nyack

Hudson River village, Hopper's hometown

Nyack is a village on the west bank of the Hudson, mostly in the Town of Orangetown with a small western piece in the Town of Clarkstown. The 2020 Census counted 7,265 residents. The village sits just north of the Governor Mario M. Cuomo Bridge, and its downtown of shops and restaurants runs down Main Street and Broadway toward the river.

The painter Edward Hopper was born in Nyack, and his family home on North Broadway, built by his grandfather in 1858, is now the Edward Hopper House museum. Memorial Park and the village marina give Nyack its main public access to the Hudson. Homes include Victorian and older frame houses, small multi-family buildings, and riverfront and in-town condos and co-ops.

What sellers should know

Much of Nyack's housing is older: 19th- and early 20th-century houses, some converted to two or more units, plus condos and co-ops near the river. Nyack has historic districts and landmarks, and exterior changes there can need review by the village's Architectural Review Board. Buyers of older houses will look closely at foundations, old wiring and past permits, and riverfront owners should check the FEMA flood map.

Know if you are in a historic district

Nyack's code protects designated landmarks and historic districts through its Architectural Review Board. Tell buyers up front if your home is inside one.

Check which town you are in

Most of Nyack is in Orangetown, but a small part is in Clarkstown. Your town assessor depends on which side you are on.

Document the old-house work

Gather permits and receipts for roof, wiring, heating and foundation work. Buyers of Victorian houses ask for them.

Show the walk to the river

Note the walk to Main Street, Memorial Park and the waterfront. In Nyack, that is a big part of the appeal.

Selling a home in Nyack: questions

Who handles permits for a house in Nyack?

The Village of Nyack Building Department handles building permits, inspections and zoning. The village also has a Planning Board, Zoning Board of Appeals and Architectural Review Board.

Who assesses my Nyack home?

Assessment is done by the town: the Town of Orangetown Assessor for most of the village, and the Town of Clarkstown Assessor for the small part in Clarkstown. Check your tax bill to confirm which applies.

Will a buyer be able to change the exterior of my house?

If the home is a landmark or inside a historic district, exterior changes can need Architectural Review Board approval. Buyers who plan renovations will want to know this before they make an offer.
