Pricing depends on units, condition and services. We do not publish one-size-fits-all fees; ask for a written proposal.
How it works
- Tell us about the property. The proposal form takes about 2 minutes.
- We talk and see the property. A licensed agent calls you, then walks the building with you.
- You get a written proposal with the services, responsibilities and fees, before you sign anything.
- Onboarding. We collect leases, keys and records, set up your owner statements and notify tenants in writing.
Rules we keep you on the right side of
NYC compliance we help withHPD registration, lead paint, window guards, detectors, heat season
- HPD registration: required every year for residential buildings with 3 or more apartments.
- Lead-based paint: annual notices, inspections and turnover work required for many older buildings (generally built before 1960) where a child under 6 lives or spends time.
- Window guards: the annual notice and installation where a child 10 or younger lives, in buildings with 3 or more apartments.
- Smoke and carbon monoxide detectors: installed and working in every apartment, with the required notices.
- Heat season (October 1 to May 31): heat must be kept at legal minimums, and hot water is required all year.
Fair housing and tenant rules we followSource of income, Fair Chance Housing, fee caps, FARE Act
- Fair housing: we never refuse or discourage applicants because of a protected characteristic. Under the New York City Human Rights Law that includes lawful source of income, so housing vouchers and other rental assistance are accepted like any other income. No "no vouchers" listings. See the Fair Housing Notice.
- Fair Chance Housing: since January 1, 2025, New York City limits when and how criminal history can be considered for most rentals. Screening is set up to follow it.
- Application fees: New York State caps background and credit check fees at $20 or the actual cost, whichever is less. Security deposits are capped at one month's rent.
- Broker fees (FARE Act): since June 2025, in New York City whoever hires the broker pays the broker. When an owner hires us to rent an apartment, tenants are not charged our fee.
General information, not legal advice. Rules change and some depend on your building; your attorney can confirm what applies to you. Equal Housing Opportunity.
Owner questions
Is there a minimum building size?
No minimum number of units. Tell us about your property and we will put together a proposal.
How much does property management cost?
It depends on the number of units and buildings, their condition and the services you choose. After a short call and a look at the property, we give you a written proposal. Asking costs nothing.
Do tenants pay a broker fee when you rent my apartment?
No. Under New York City's FARE Act (in effect since June 2025), whoever hires the broker pays the broker. When you hire us to rent your apartment, our leasing fee is paid by you, not the tenant.
Do I get to approve the tenant?
Yes. Every applicant is screened with the same written criteria, and we present qualified applicants to you. Decisions are made within fair housing law.
Do you accept housing vouchers?
Yes. In New York City it is illegal to refuse a tenant because of lawful source of income, including vouchers and other rental assistance. Voucher holders are screened the same way as everyone else.
How are repairs approved?
We agree on a spending limit with you. Routine repairs under it are handled and reported; above it, we ask you first. In a true emergency, such as no heat or an active leak, we act to protect the property and tell you right away.
Will I see where the money goes?
Yes. You get a monthly owner statement showing rent collected, expenses paid and invoices.
Do you work with condo and co-op boards?
Yes. For condo and co-op buildings, we handle day-to-day building operations, vendors and compliance, and report to the board regularly.
What about rent-stabilized apartments?
Rent-stabilized apartments have their own rules on rents, renewal leases and annual registration with New York State Homes and Community Renewal. Tell us which units are stabilized so the proposal accounts for them.
I self-manage or have another manager. How does switching work?
We collect the leases, security deposit records, vendor contacts and any open violations, set up your owner account, and send tenants a written notice with the new contact and payment instructions.
